In Jackson Hole, some of the most desirable properties never even hit the Multiple Listing Service (MLS). So far this year, 41% of sales were either not publicly listed or did not disclose the final price. Jackson Hole Real Estate Report Snapshot

Jackson Hole real estate has proven to be one of the nation’s strongest long-term investments. Over the past 30 years, single-family homes appreciated an average of 1,118%, residential land increased 896%, and condos and townhomes climbed 742%, driven by limited supply and enduring demand.

While active listings increased modestly compared to last year, inventory remains well below historical norms. Buyers continue to face limited choices, with no homes currently listed below $1 million and the least expensive home on the market priced at $1.43 million.

The market remains active despite limited inventory, with overall sales rising 3% and properties under contract increasing 29% compared to the first half of 2025. At the same time, the median sale price reached a record $2.995 million, reflecting continued demand for Jackson Hole real estate.

Luxury properties continue to have an outsized impact on the market. Although only 15% of transactions qualified as luxury sales, they generated approximately 45% of the valley’s total dollar volume during the first half of 2026.

Not every segment of the market is moving at the same pace. Single-family home sales increased 38%, vacant land values continued to strengthen, while condo sales declined even as higher-end transactions pushed condo and townhome prices to new highs.

When compared to the first six months of 2025, the overall market increased with 3% more sales.

Following suit, the dollar volume was up 2%. The median sale price came in at a record-breaking $2.995 million (up 27%).

While inventory levels are still at historic lows, the lack of inventory under $2 million will continue to slow the number of sales in the second half of 2026. NOTE: 21 of the sales were above $10 million—up 11% from 2025.

Jackson Hole Real Estate Report Snapshot

Demand for single-family homes rose by 6%, with 68 sales recorded in the first half of 2025. Both dollar volume and average price are up 10% and 4%, respectively. The average sale price reached a record-breaking $5.812 million, while median prices surged 25% year-over-year.

Luxury single-family home sales (those priced $10M+) increased 38%, with 11 deals closed. Notably, five properties exceeded $15 million in sale price—and three of those topped $20 million. Active luxury listings surged 100% compared to Q2 2024.

The number of homes under contract jumped 39%. The $2–$4 million range is now the most active segment, accounting for 50% of current contracts. There are also four homes under contract priced over $10 million.

Overall active inventory increased 10%, yet homes priced under $1 million remain nonexistent. Condo and townhome inventory grew 23%, while vacant residential lots declined 4%, pointing to tightening supply in affordable segments.

Condo and townhome sales jumped 38% year-over-year, totaling 66 sales in mid‑2025. Dollar volume rose 47%, and median sale price climbed 18%, driven by a rise in high-end sales ($3M+).

The Luxury Market—condo/townhomes and vacant residential lot sales priced at $5+ million and home sales priced at $10+ million—registered 26 sales (up 86%). The hottest segment overall was between $10 and $20 million in which 11 sales closed.

The dollar volume was up 25% and average sale price came in at a record-breaking $4.59 million. Across the board, all segments of the market experienced an increase in sales when compared to Q2 2024. While inventory levels are still at historic lows, the lack of inventory under $2 million will continue to slow the number of sales in the second half of 2025.

ACTIVE LISTINGS VALLEY WIDE

Overall inventory of active listings increased 10% when compared to Q2 2024. Almost half of the increase were listings over $20 million (18). Of those 18, there were 13 homes, two 35+-acre vacant lots, two working ranches, and one old motel site ripe for development.
